Spearheaded by IndiCap, Colmena Group, and Langley Properties, the development recently received final entitlement approval from the Town’s Planning Commission. In addition, it is perfectly positioned between Power Road and Elliot Road, and just minutes from Phoenix-Mesa Gateway Airport and ASU’s Polytechnic Campus, The Ranch is primed to become a landmark in the East Valley.
When complete, The Ranch will boast a 221-acre light industrial area offering 3 million sq ft of adaptable logistics and warehouse facilities. Adding to its appeal, the 34-acre retail section will feature a variety of dining options, grocery stores, and essential neighborhood services. What’s more, the plan also includes 729 multifamily units spread across three walkable communities, ensuring a seamless blend of residential, retail, and industrial spaces.

The first phase of construction, set to begin later this year, focuses on retail, open spaces, and infrastructure. Harvest Village, a pedestrian-friendly retail hub, will feature 51,000 sq ft across seven buildings. Corner Springs will offer 78,000 sq ft of retail, office, and restaurant spaces. These hubs will be linked by illuminated walkways and an open-air social plaza. Additionally, 18 acres of landscaped green space with seating, shade, and pathways will provide a natural buffer between the new development and nearby neighborhoods.
Beyond its architectural and planning innovations, The Ranch will act as a powerful economic driver for Gilbert. Construction is projected to create nearly 6,000 job-years and $962 million in regional economic output. Furthermore, it will generate than $42 million in tax revenue. Once operational, it is expected to generate $1.5 billion annually in economic output, support nearly 9,000 jobs, and contribute around $31.6 million in ongoing tax revenue. Moreover, the design reflects community input, shifting from a warehouse-heavy plan to a balanced mixed-use vision that has earned broad local support.
