Located at the intersection of Mikheil Tamarashvili and University streets, the tower will comprise residential apartments, commercial spaces, and leisure amenities. Cityzen Tower is designed to rise on the site of the former military headquarters of Soviet forces in central and south Caucasus. Positioned within the evolving Cityzen community in Tbilisi’s Saburtalo district, the project benefits from proximity to the city’s Line 2 metro system, major universities, commercial hubs, and emerging residential developments. The tower serves as an architectural bridge between urban life and nature, featuring cascading landscaped terraces that extend into Central Park, creating inviting outdoor spaces for cafes, restaurants, and communal activities. As Cityzen Tower ascends, the terraces evolve into social spaces for the office floors, while the upper residential levels offer private balconies with sweeping views of the city and park. Kingstone Re Acquires Mixed-Use BuildingKINGSTONE Real Estate (KINGSTONE RE) has acquired a mixed residential/retail building in the town of Well am Rhein from BPD (Bouwfonds Immobilienentwicklung). The development consists of 48 publicly subsidised rental apartments plus c. 1,100sq m in retail area. The transaction took the form of a forward deal and comprises a plot of land of around 3,290sq m and the building’s turn-key construction. Construction work will start before the end of the first quarter of 2025, with the completion scheduled for year-end 2026. The development site is located at the corner of Hauptstrasse and Riedlistrasse. The 48 apartments, which have between two and four rooms and which range from 55sq m to 100sq m in size, are spread across three upper floors and the attic. Moreover, residents will have the use of an underground car park with 39 spots. Another 33 surface parking spots are allocated to the commercial units. The roof will be surfaced with gravel packing and extensive greening to tie down particulates, to harvest rainwater and to facilitate natural climate control with its insulating properties. Dr. Tim Schomberg, Managing Partner and Co-Founder of KINGSTONE RE, commented: “We are pleased to say that we managed to acquire the fourth piece of real estate for our fund within a relatively short period of time. We have been seeing strong demand among institutional investors.”

Developed by Rabina, a renowned New York-based real estate firm, the 1,000-foot (305-meter) tower can be recognized at once by its facade wrapped in arches, paying homage to the city’s long architectural heritage — including Beaux-Arts icons like the New York Public Library and Grand Central Terminal — all through a fresh, modern lens. The interiors throughout the building have been curated by Charles & Co. From residences to amenities and the private club, the spaces evoke a contemporary reading of timeless New York style.   ‘Our aim for a project of this caliber was to design residential spaces that evoke a unique atmosphere, while naturally reflecting the ethos and function of the entire building,’ says Vicky Charles, founder of Charles & Co. ‘We drew inspiration from 520 Fifth’s iconic surrounding environment to capture the glamour of NYC’s past with infusions of contemporary sensibilities. The interiors at 520 Fifth are both welcoming and glamorous, defying traditional expectations for a home in the sky of New York City.’ residences open onto gardened outdoor space as tiered terraces spiral up the tower     The light-filled residences at 520 Fifth Avenue open broadly out toward the city through KPF’s expansive arched windows. With high ceilings, ranging from ten feet to over fourteen feet, the spaces are curated with wide-plank white oak floors, adding warmth to the lofty rooms. Kitchens feature top-of-the-line appliances, ribbed walnut islands, and quartzite slab countertops and backsplashes. Meanwhile, bathrooms offer a spa-like experience with marble countertops, herringbone marble flooring, and polished nickel fixtures. One- to four-bedroom homes occupy the tower’s top forty stories, providing residences of all sizes access to the building’s highest floors with views across both the East River and the Hudson and beyond. The 88th floor houses a residents-only amenity floor, featuring a glass-walled solarium, lounge, dining room, library, and game room. Excavations Progress Rapidly At Mukaab, Saudi Arabia'S Monumental Cubed SkyscraperSaudi Arabia’s ambitious New Murabba project, announced last year by the Public Investment Fund (PIF), continues its rapid transformation as it moves closer to becoming the world’s largest modern downtown. At the core of megapolis development sits the Mukaab, a cube-shaped skyscraper large enough to fit 20 Empire State Buildings and rising 400 meters high against the skyline. Integrated with immersive digital and virtual technologies, it is slated to become one of the largest built structures in the world upon completion.   Recent reports reveal significant progress for the broader masterplan in Riyadh, with 86% of the excavation now complete. Over 10 million cubic meters of earth have been moved in preparation for the monumental structure and its surrounding podium sites. In keeping with the project’s focus on sustainability, the excavation process has been managed with aims to reduce the impact on local infrastructure. A crucial aspect of this effort is the construction of a temporary bridge over King Khalid Road, which is projected to eliminate approximately 800,000 truck movements on public roads, drastically minimizing disruption to the surrounding area. The destination is envisioned to become an iconic global destination while fostering sustainable urban growth. Spanning two million square meters of cultural, commercial, and residential space, the project includes over 104,000 residential units, 620,000 square meters of leisure facilities, and 1.8 million square meters dedicated to community spaces. Anchored by its futuristic vision, New Murabba will create 334,000 jobs and add SAR180 billion (£40 billion) to the country’s non-oil GDP, positioning Riyadh as a leading global hub for innovation and tourism.   The anchoring Mukaab skyscraper, architecturally inspired by a modern interpretation of Najdi design elements, will become the world’s first immersive destination offering a futuristic hospitality experience realized with digital and virtual technology. Chamfered Edges And Voids Shape Age 360 Residential Tower As Vertical Landmark In BrazilWith a striking geometric form rising 124 meters tall, the AGE 360 residential tower introduces a vertical landmark in Curitaba, Brazil. The project has been developed by Sao Paulo-based ARCHITECTS OFFICE to resolve residential needs as well as urban visibility. As it responds to both regulatory constraints and the site’s proximity to Barigui Park, the structure is visible from various points of the expanding, low-density Ecovill neighborhood,   ‘The structural exoskeleton’s uniformity was crucial in maintaining the tower’s visual identity,’ shares Greg Bousquet, the studio’s founding architect. ‘In the end, we found that the contrast between mineral and vegetal elements created a striking dialogue, reinforcing the concept of integrating the building with nature.’ The design process involved 48 volumetric studies to achieve a configuration that addresses human comfort while maximizing views and complying with zoning regulations. The result is a distinct silhouette defined by chamfered edges and punctuated with intricate voids supported by a concrete exoskeleton.  all images by Joana França       AGE 360’s structural exoskeleton eliminates the need for internal columns and enables flexible apartment layouts and unobstructed views from within, strengthening the relationship between residents, space, and context. It also contributes to the residential tower’s vertical emphasis and lends it a sense of lightness despite its height, reducing structural weight. Additionally, ARCHITECTS OFFICE prioritizes biophilic design, integrating built-in planters on the terraces to create a continuous vertical garden and introduce greenery into the structure. The plant species, selected by the Brazil-based studio for their wind resistance and low maintenance, soften the building’s rigid materiality and introduce an organic contrast between the raw concrete and lush vegetation and foster connection with nature across various facets.   Inside, the AGE 360 tower’s communal spaces deviate from traditional configurations for enhanced wellness and more integrated urban living. Amenities are instead positioned at the building’s core, with the spa, pool, and elevated gardens enjoying panoramic city views from an open vantage point. Greg Bousquet envisioned these areas as ‘democratic gathering spaces’ for all residents. ‘Beyond enhancing sociability, this decision reinforces residents’ well-being by placing them at the center of the experience. 'Senna Tower' Designed By Brazilian Artist To Become World'S Tallest Residential SkyscraperBalneário Camboriú, a city in Brazil‘s Santa Catarina state, is set to make history with the Senna Tower, a 509-meter-tall structure that will become the tallest tower in Brazil and the tallest residential tower in the world. Known for its dramatic skyline of high-rise buildings, the coastal city is the ideal location for this ambitious project, which will redefine both the city’s architecture and the global skyscraper landscape.   The designer behind the Senna Tower is Brazilian artist Lalalli Senna, niece of legendary Formula One driver Ayrton Senna. Her design aims to honor her uncle’s ‘heroic journey,’ with the tower representing a symbolic intersection between the material and celestial worlds. Public spaces on the ground floor will include shops, restaurants, and entertainment venues. Higher floors will host amenities such as a heated pool, wellness center, tennis courts, and a gym. Residents will have access to elevated ‘mansions,’ duplex and triplex penthouses, and state-of-the-art recreational spaces, including a private garage club. This 43-story tower will introduce 775 luxury residences alongside over 100,000 square feet of curated indoor and outdoor amenities, redefining urban living in this dynamic neighborhood.   Developed by Dependable Equities, Ombelle marks a significant addition to Fort Lauderdale’s residential landscape. Located at 300 NE 3rd Avenue, the building integrates 11,000 square feet of ground-floor retail space with its expansive residential offerings, all designed to support a holistic and active lifestyle. ‘Ombelle Fort Lauderdale’s expertly designed residences and extensive amenity offerings go far beyond traditional expectations,’ said Isaac Schlesinger, Principal at Dependable Equities.
